Sealcoat is the most effective way to maintain an attractive, safe, and usable asphalt pavement surface. Sealcoating is the application of thin coats of coal tar pitch or asphalt emulsion mixed with inert fillers, water, and emulsifying agents or additives. Without sealcoat, asphalt surfaces become vulnerable to the elements which results in cracking that eventually turns into dangerous potholes. Sealcoating will ultimately extend the lifespan of asphalt surfaces and prevent damages that require more expensive repairs.
Sealcoat is an effective waterproofing agent. Without sealcoating, water penetration can erode the asphalt surface from the bottom up by causing cracks and potholes to form. Water then goes through a freeze/thaw contraction/expansion cycle, resulting in much more expensive repairs.
UV rays from the sun are extremely harmful to your asphalt pavement. The UV rays cause the surface to oxidize which breaks down the asphalt’s binding properties, weakens the bonds within it, and makes it become brittle. This in turn results in cracking that can lead to hazardous potholes.
From the moment gas drips from a car onto unsealed pavement, the asphalt will immediately start to soften. Sealcoat acts as a barrier between the gas and oil spills and the asphalt. The coal tars used in sealcoat prevent gas and oil spills to pass through to the asphalt.
